Plumbing Maintenance
Annual plumbing checkups that catch problems before they cost you.
- Same-day service
- Upfront pricing
- Licensed & insured
Plumbing maintenance is cheap compared to plumbing emergencies. A $150 visit and a water heater flush is a better day than a $2,000 tank failure on a Saturday. We do annual maintenance visits that catch problems while they're still small.
What we handle
- Water heater flush to pull sediment out of the tank
- Main shutoff valve test — because a valve you've never turned may not turn when you need it to
- Fixture check: faucets, toilets, angle stops, supply lines
- Visible pipe inspection for corrosion, drips, and condensation staining
- Drain flow test on every fixture and a look at cleanouts
- Toilet inspection — flapper, fill valve, tank-to-bowl seal
- Water pressure test at an outside hose bib
- Hose bib and outside spigot check before winter
- Washing machine supply hose inspection (these fail and flood laundry rooms)
- Water heater anode rod check on units under warranty
Signs you should be on maintenance
- You've had more than one unexpected plumbing issue in the last two years
- Your water heater is 6+ years old and has never been flushed
- You've never closed the main shutoff since you bought the house
- There's a toilet that ghost-flushes in the middle of the night
- You travel or own a second home that sits empty for stretches
- Your insurance is asking about water-loss prevention
- You're a landlord and want a paper trail on each property
How we do it
- Schedule an annual or semi-annual visit that fits your calendar
- Run through a written checklist so nothing gets skipped — and you get a copy
- Flag anything we find with a cost estimate, sorted by "fix now" versus "watch, plan for next year"
- Do the maintenance items on the spot: flushes, valve exercises, minor tightening
- Leave you with a service record. Useful at resale and useful for insurance claims
Residential, commercial, or new construction
Residential maintenance fits most homeowners — one visit a year, catches most issues. Commercial maintenance is much more involved and scheduled to the business: backflow testing, grease trap servicing, and pre-season checks on restrooms before busy seasons. New construction doesn't need maintenance yet, but we'll recommend the first visit a year after move-in.
