Some leaks announce themselves with a puddle. The worst ones don't — they quietly rot drywall, swell subfloors, and double your water bill before you notice. We find hidden leaks without tearing your house apart guessing.

What we handle

  • Slab leaks under concrete foundations
  • In-wall leaks inside finished walls and ceilings
  • Underground yard leaks between the meter and the house
  • Supply line leaks — pinhole copper, PEX fitting failures, poly-b issues
  • Drain line leaks that only show when a specific fixture is used
  • Water heater and toilet leaks that look like condensation
  • Irrigation and hose bib leaks that spike the summer bill
  • Pool and equipment leaks on the plumbing side

Signs you need leak detection

  • An unexplained jump in your water bill
  • A meter that keeps spinning when nothing is running
  • Warm spots on the floor (hot-side slab leak)
  • Damp drywall, bubbling paint, or stains on the ceiling
  • A mildew smell in a room that shouldn't have one
  • Low water pressure that came on gradually
  • Cracks in slab or foundation that weren't there last year

How we do it

  1. Start with the meter — we verify there's actually a leak and narrow down whether it's supply side or irrigation side
  2. Isolate the system. Shut off zones one at a time to cut the search area down to a room or a run
  3. Use the right tool: acoustic listening equipment for pressurized leaks, thermal imaging for hot-water leaks behind finishes, tracer gas for slab and yard lines
  4. Mark the location precisely — a four-inch access cut instead of a four-foot hole
  5. Give you a written repair estimate with options. Reroute, spot repair, or repipe a section — you decide once you see the data

Residential, commercial, or new construction

Most leak detection is residential — finished homes where tearing into walls is expensive. Commercial buildings call us for slab leaks and between-tenant wall leaks that insurance wants documented. On new construction, pressure testing during rough-in catches issues before the drywall goes up, which is a much better day for everyone.
